Lean & Green Michigan launched in 2012 to create one efficient statewide market based on this new opportunity, and to make PACE accessible for everyone. The contractor, a lender, and Lean & Green Michigan work with you to think through the steps. There is no one correct order or path to completing a project, so this is less a required step-by-step process and more a general guide to getting your project to completion! We think that all commercial property owners interested in making their current buildings more efficient, or those thinking of constructing a new highly efficient building should consider PACE.

“Energy Audit and Useful Life Calculations” are a critical step in the PACE process. We will discuss the initial energy analysis, ASHRAE Level II energy audit requirements, energy modeling, the definition of useful life, and useful life considerations. We always recommend that an energy audit or model be completed by a qualified, independent third party.

In “Savings Guarantee; Measurement and Verification” we discuss how PACE projects are intended to both save energy and save money. A well-designed project is vital to achieving this goal, and statutory requirements are in place to help ensure projects are meeting this goal. We have already addressed the importance of an energy audit or model. In this video, we will address the savings-to-investment ratio, or SIR, requirement for the designed savings to be guaranteed. Additionally, we will discuss methods for tracking how successfully the project is achieving its designed savings.
